About us

Hey there! I’m Rashad (and that's Pink) — your friendly neighborhood Edmonton mortgage broker. I graduated from MacEwan University with a degree in Psychology (go Griffins!) and have called Edmonton home for over 10 years. Somewhere between city life and weekend mountain trips, I developed a deep appreciation for balance — which inspired the mountain range in my logo: a nod to finding stability and strength in every mortgage journey.

My approach is simple: be on time, stay consistent, stay available, and deliver professional mortgage analysis and support every step of the way. You’re never just a number or a file to me — I like to think of my clients as partners, working together toward one big goal: making your financial goals achievable.

FAQs

Why use a mortgage broker?

A mortgage agent helps you find and secure the best mortgage solution by comparing multiple lenders, rates, and terms — all tailored to your financial goals.

How much does it cost?

In most cases, my services are free! Mortgage agents are typically paid by the lender after your mortgage funds. Only in complex or private deals might there be a fee, which is always discussed upfront.

How much can I qualify for?

This depends on your income, debts, credit score, and down payment. I’ll help you calculate your maximum purchase price and monthly payment so you can shop confidently.

How much down payment do I need?

Minimum 5% down for homes up to $500,000

The First-Time Home Buyer Incentive

It’s a federal program that offers 5–10% of your home’s purchase price as a shared equity loan to reduce your monthly payments.

When should I refinance my mortgage?

When you want to lower your rate, consolidate debt, access home equity, or change your term. I’ll help you crunch the numbers to see if it makes sense.

For homes between $500,000 and $1,000,000, you’ll need 5% on the first $500K and 10% on the remainder.

Homes over $1M require 20% down
